Listing Photo-Prep Checklist

The room-by-room list Kanyon Studio sends agents before every listing shoot. Done in under an hour, and the photos come out noticeably better — print it or forward it to your seller.

Outside

Cars out of the driveway and off the curb in front. Trash bins in the garage or out of sight. Hoses coiled, porch swept, doormat straightened. Patio cushions on and pool toys put away.

Kitchen

Counters completely clear — even the nice appliances read as clutter on camera. Dishes away, sink empty, magnets and photos off the fridge, dish towels hidden or replaced with fresh ones.

Living areas

Cords and chargers out of sight. Pillows fluffed and angled, throws folded. Remove anything smaller than a football from shelves and tables — fewer, larger objects photograph cleaner.

Bathrooms

Toilet lids down, always. Counters cleared of everything, fresh towels hung straight, shower doors wiped, bath mats up off the floor.

Bedrooms

Beds made tight with the duvet smoothed. Nightstands down to a lamp and one object. Closet doors closed, floors completely clear.

Light

Every bulb working, and ideally the same color temperature — one blue-white bulb in a warm room shows in every frame. Blinds open, curtains pulled back evenly.

Pets

Bowls, beds, crates and litter boxes stowed for the hour. Pets with a neighbor or in the yard while we shoot interiors.

Right before the shoot

Ceiling fans off — they blur. Interior doors open, TVs off, and one last pass for anything on the floor. Then hand it over and relax.
