What is covered

Model units, amenities, exteriors and the leasing office, shot to one standard.

A community is photographed the way a renter tours it. The model unit is shot wide and corrected so rooms read true to scale, with detail frames of finishes, appliances and the view. Each floor plan gets its own matched set, so the same layout reads consistently across every listing and every unit that turns.

Amenities are the reason a renter picks one community over another, so the pool, fitness room, clubhouse, rooftop, dog park, package room and co-working space get the same treatment as the units. Exteriors and Part 107 aerials show the buildings, parking and the walk to transit, shops and the beach.

Files come back next day, sized for Apartments.com, Zillow, RentCafe and your own website, plus full resolution for print, brochures and signage. Empty units can be virtually staged at $35 a photo, and a video walkthrough or 360 tour of the model can be added to any visit. Kanyon Studio is a Certified California Small Business (Micro), Cert. No. 2053136, for management companies, housing authorities and universities that track small business participation.

Questions

How fast are the photos delivered?
Next day. Files are delivered web-sized for your ILS listings and website, plus full resolution for print, with usage rights included.
Can you photograph occupied units?
Yes, once your team has given the resident notice. Occupied units are shot with personal items minimized and no residents in frame. Most communities prefer to photograph the model and one turned vacancy per floor plan instead.
How many units fit in a half day?
Usually three to four units plus amenities and exteriors, depending on size and how far apart they are. A full day covers a whole community: every floor plan, all amenities, the leasing office and aerials.
Do you offer virtual tours?
Yes. A video walkthrough or 360 tour of the model unit is quoted with the shoot and delivered as a link you can embed on your listing and website.
Can you shoot on a recurring schedule as units turn?
Yes. Many communities book a standing visit each month, or each time a floor plan turns, at the same flat rate with monthly invoicing. Same-week scheduling is the norm.
Can we use the photos on Apartments.com, Zillow and our website?
Yes. Full usage rights are included for your listings, website, social, print and leasing collateral, with no time limit.
Are you certified for procurement?
Kanyon Studio is a Certified California Small Business (Micro), Cert. No. 2053136, with the California Department of General Services. The certification counts toward small business participation goals on public and institutional contracts. A W-9 and the certificate are available on request.
