Agents ask me this before they ask anything else, so here is the whole answer. How listing photography gets priced, what pushes the number up, what my flat rate includes, and what the add-ons cost. No photo counts and no surprise line items, because those are the things that make a quote hard to predict.
How listing photography usually gets priced
Most pricing models are built on one of three things. Square footage, because a 4,000 square foot house takes longer to shoot and edit than a condo. Photo count, where you buy a package of 25 or 35 images and pay for more. Or a la carte add-ons, where the base price is low and drone, twilight and video are each their own line.
None of those are wrong. They just mean the number on the quote depends on a conversation about the house, and the agent does not know the total until the shoot is booked.
What drives the price up
Size, because more rooms mean more frames and more editing. Twilight, because it is a separate dusk visit. Drone, because it needs a licensed pilot and, in parts of San Diego, airspace authorization in advance. Virtual staging, because an editor builds furniture into the frame. Rush delivery, because it displaces other work.
The one thing that should not drive the price is the neighborhood. A condo in Hillcrest and a house in Rancho Santa Fe are photographed with the same care.

Every listing shoot at Kanyon Studio is $325 for properties up to 2,500 sq ft, anywhere in San Diego County. Over 2,500 sq ft is a custom quote based on property size and scope. That covers interior and exterior stills, an edited gallery sized and named for the MLS, web sizes for Zillow and social, full rights, and next-day delivery. Every gallery also ships disclosure-ready under AB 723, with unaltered originals included and any material edit flagged.
Add-ons are published and flat. Part 107 drone aerials are $150 on the same visit. Virtual staging is $35 per photo. Twilight is $150 for one finished hero image on a separate dusk visit. Properties over 2,500 sq ft are quoted individually, still within 24 hours.
